Documentation Guide

Loan Requirements for Foreign Residents

Navigating the mortgage process as a foreign national or non-permanent resident is simplified with 3E Lending. Our specialized Non-QM programs focus on your global financial profile rather than traditional domestic credit history.

Identification

A valid passport with an unexpired visa (E-2, H-1B, L-1, etc.) or a valid Permanent Resident Card is required to establish legal residency status.

Income Verification

Include two years of employment history, pay stubs, and tax returns. We accept international income documentation with certified translations.

Asset Verification

Verification of funds for down payment and reserves held in a U.S. financial institution for at least 60 days before closing.

Down Payment Expectations

Standard Rule: Expect to put down between 10% and 20% of the purchase price. Most programs cap LTV at 80% to 85%.

Credit Profiling & Score Requirements

Traditional Scores: Lenders usually require a minimum FICO credit score ranging from 580 to 660. Alternative Credit: If you do not have a traditional credit score, many ITIN programs accept alternative credit scoring. This requires producing 12 to 24 months of consistent payment histories for utility bills, cellphone plans, insurance, or formal rental receipts.
